In rare cases, a reservation may need to be canceled due to emergency circumstances that render the property unsafe or uninhabitable. These situations may include, but are not limited to, structural damage, flooding, utility failures, or emergency construction within the unit or surrounding building initiated by the property owner, neighbors, or the city. Xenia Stays (a DBA of MZF Homes, LLC) acts as the property manager and does not own the homes listed.

In the event that such a condition arises prior to or during a stay, Xenia Stays reserves the right to cancel or modify the reservation in the interest of guest safety. Guests will be issued a full refund for unused nights. Any additional compensation (such as discounts or future stay credits) is offered solely at the discretion of Xenia Stays and is not guaranteed.

By booking, the Guest agrees to hold Xenia Stays harmless for disruptions caused by such emergency events outside of our control, and acknowledges that refunds and rebooking options may be limited by property availability and timing.
