DISCLAIMERS and FINE PRINT

This promotional offer is designed for property owners who are no longer under an active management agreement with Vacasa. Xenia Stays does not solicit or encourage any homeowner to breach, terminate, or interfere with existing contracts held with Vacasa, its affiliates, or acquiring entities. If you are currently under contract, please review your agreement and obtain proper authorization before engaging with our services.

This offer is made in good faith and in compliance with all applicable laws. Documentation may be requested to verify eligibility.

Who Qualifies

  • New clients only, who are currently under Vacasa management or who have terminated with Vacasa within the last 180 days.
  • Not available to existing or returning Xenia Stays clients, even if they previously worked with Vacasa.


Two Options

  • Option 1 – 10% Less Than Vacasa Rate
    We will match your Vacasa management fee and offer a 10% discount. Example: If Vacasa charged 25%, our rate will be 22.5%.
  • Option 2 – Flat 20% Management Fee
    If no documentation of your Vacasa fee is available, we offer a flat 20% rate for 12 months.

Required Documentation
A signed contract and a recent statement showing fee structure, rent roll for a 3-month period, and bank account statements confirming matching deposits.

Offer Duration
This limited-time onboarding campaign runs through May 31, 2025, and may be extended or adjusted based on market response.
